1. Who we are

This website (Off-Plan Residences Oman) is operated by Noard Real Estate LLC, a real estate company based in Dubai, United Arab Emirates. Noard Real Estate LLC is responsible for the personal data collected through this website and through our related advertising forms. This policy is written with the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and, where applicable, the EU General Data Protection Regulation (GDPR) in mind.

2. What we collect

Information you give us: the contact and enquiry forms on this website collect your name, email address, phone number with a country calling code, and an optional message. We also record which form you used and when your enquiry was submitted. The country calling code is not a separate country-of-residence field.

Through our Facebook and Instagram lead forms or subsequent conversations, you may also provide your country of residence and answers about your property interests, such as your preferred market, budget or timing, depending on the questions asked.

The private administrator sign-in form collects an administrator’s email address and password for authentication through Lovable Cloud. It is not a public enquiry or registration form.

Information collected automatically: Google Analytics 4 collects technical and usage information such as device and browser type, pages visited, how you arrived on the site, and interactions with our forms and contact links. Google uses your IP address to derive approximate location; Google Analytics 4 does not log or store individual IP addresses.

3. How we collect it

Through the contact form, the “Let’s connect” enquiry form on the About page, and the enquiry forms on project detail pages; through lead forms in our advertisements on Facebook and Instagram (Meta); through email, phone and WhatsApp conversations with our team; and through cookies and analytics on this website.

Website enquiries are saved in this website’s Lovable Cloud database, and a notification containing your enquiry is sent to our team through Gmail. If the email notification fails, your enquiry remains saved.

4. Why we use it

To respond to your enquiry and contact you, for example for an introductory call; to send you information about projects and our services (purchase, rental and property management); to send updates or newsletters only if you have agreed to this, and you can unsubscribe at any time; to improve our website and measure the effectiveness of our advertising; and to comply with legal obligations, such as identity and anti-money-laundering checks when a purchase goes ahead.

5. Legal basis

We process your data based on your consent, to take steps at your request before entering into an agreement, for our legitimate interests (such as responding to enquiries and improving our services), or to comply with legal obligations.

6. Sharing your data

We do not sell your personal data. We only share it where necessary with:

• Service providers that work on our behalf, including Lovable Cloud for website hosting and enquiry storage, Google Gmail for email notifications and correspondence, Google Analytics 4 for website measurement, and Meta for Facebook and Instagram advertising lead forms and WhatsApp communications.
• Real estate developers or partners involved in a purchase, only when relevant to your request and with your knowledge.
• Authorities when we are legally required to.

The website loads its fonts through Google Fonts, which receives technical request information such as your IP address and browser details when the fonts are requested. If you follow links to external social platforms or contact us through WhatsApp, those services also process data under their own privacy policies.

7. International transfers

Our team and service providers may process your data outside your country of residence, including in the United Arab Emirates, the European Union and the United States. Where this happens, we take appropriate measures to protect your data.

8. How long we keep it

We keep your data only as long as necessary for the purposes above or as required by law. After that it is deleted or anonymised.

9. Security

We use appropriate technical and organisational measures to protect your data against loss, misuse and unauthorised access. Access to stored website enquiries is restricted to authorised administrators.

10. Your rights

You can ask us to access, correct or delete your data, to restrict or object to its processing, or to receive a copy of it. Where we rely on your consent, you can withdraw it at any time. To exercise these rights, contact us using the details below. You also have the right to lodge a complaint with a data protection authority, such as the UAE Data Office or the authority in your country of residence.

11. Cookies

This website uses Google Analytics 4 with two measurement tags: G-JTQ665YNBJ and G-SJTJ867ENM. Analytics cookies, such as _ga and _ga_* cookies, help distinguish visitors and sessions and measure website usage. We measure page views, successful enquiry submissions, and clicks on phone, email and WhatsApp links. Our configured events do not include the name, email address, phone number or message you enter in the enquiry forms.

Administrator sign-in uses browser storage to maintain the administrator’s session. This is separate from analytics and is used to enable authorised access to enquiries.

There is currently no cookie banner or cookie-consent tool on this website. Visitors can manage, block or delete cookies in their browser settings. This website does not currently use a Meta Pixel; our Facebook and Instagram lead forms run on Meta’s platforms, where Meta’s own cookie and privacy policies apply.

12. Children

Our services are intended for adults. We do not knowingly collect personal data from anyone under 18.

13. Changes to this policy

We may update this policy from time to time. The date at the top shows when it was last changed.
